Why Invest Now in the Low & Hi Desert Cities!

With land, one can never go wrong! Real estate is an investment that has shown to outperform other investment markets time and time again.

The lower Coachella Valley is experiencing high growth activity going Eastward from Palm Desert onward. The city of Indio has numerous new projects pending and land becoming more valuable.

Indian Wells still comes out as the top city for highest income per household, and "the river" in the lower desert, between Rancho Mirage and Palm Desert enjoys high success due to its originality, first class shops and unique environment.

There are still deals on existing land & investment building purchases.

**The secret is, knowing in "your gut" if you buy a parcel of commercial land and it will be signalized in the future. I have been lucky in the past to have foreseen 5 of these purchases for myself and my investors.

With a current population in Yucca Valley at just over 21,000 people are finding out about this hidden jewel in the Hi-Desert. The surrounding desert communities’ population is over 80,000 people and growing at a fast rate. The main highway linking these upper desert cities is Route 62 (29 Palms Highway), which is off the 10 Interstate Highway. Yucca Valley is about 25 minutes off this major freeway and high above the smog and noise. A wonderful community which has seen growth tremendously in residential development but now faces a need for the commercial sector to handle the needs for their residents.

I foresee an upward shift in the next 3-5 years being of commercial retailers and new businesses, opening to serve the needs of the community. Home Depot is now open and Super Wal-Mart will be built in the next several years. Many new businesses are opening locally and credit/anchor tenants are following suit. That being stated, anyone who invests now should see a return, in my opinion, of at least 300% or more within 3-5 years.

In addition to Home Depot and Super Wal-Mart, Long's Drug, Der Weinerschnitzel, and El Pollo Loco are all coming soon. Please call me for other retail industry updates. The new residential communities of Century Vintage Homes in the upper Valley area is slated to build in the next few years in phases along with several other developments means our town is growing! There is a wonderful Old Town Master Plan, which will envelope our town with a wonderful walking area for tourism, numerous attractions to see, etc.

Now is the time to invest, whether you are an owner user, lessee, or investor, the prices now reflect the massive growth in the past 2-3 years with an ongoing price inflation only going upward. I specizlize in buying future signalized corners for outrageous returns!

Morongo Valley - This area will never have any commercial/retail growth. There are hardly any fully developed streets, no infrastructure basis. None of my larger developers are interested in Morongo - the population is very low like Joshua Tree. Any retailer looks at numbers, numbers, numbers, must be very careful before you purchase in the County areas.... such as Morongo Valley and Joshua Tree - the general plan wants these areas to be rural and small growth. If you purchase a property there, please be aware of this. If you own a commercial piece or residential lot that can be divided - think about what is required for the buyer to develop. This is why you need someone like myself, who has developed and entitled property correctly - my buyers and sellers will know what to expect and there is no lawsuit later!

29 Palms - The Nuwu Casino Resort & RV Park is slated to open in early 2009. The casino will feature 350 slots, table games, a state of the art bingo hall, high end restaurant/bar, retail stores and more. Included in the development is a 100 space RV/Cabin/Tent Park with electrical, water, cable TV, telephone and sewer hook-ups, wireless Internet access, 24-hour convenience store, swimming pools, showers and locker rooms, BBQ facilities, dump site, laundry facilities, On Site Security and more.
